Estimating the value of intellectual value, the value of intangible assets include three main groups::

Valuation of machinery, equipment and vehicles

Valuation of real estate

         LLP «Real Estate» assesses market, investment and other property values ​​of different types: residential (apartments, detached houses), commercial (offices, hotels, retail and warehouse space), industrial (plants and factory buildings, constructions and transfer mechanisms), land, etc. Evaluatiion is carried out for the purposes of sale, purchase, rent, obtain secured credit, insurance, property division, contribution to the authorized capital, etc.

When evaluating real estate object appraisers of the Company adhere to the following basic requirements:

1. Correctly identify the land and improvements on it, related property rights, take into account the purpose and intended use of the results of the evaluation to determine the extent of the search and collection of data, identify any limiting conditions, and determine the effective date of valuation.

2. Determine the type of determined value.
3. Consider all possible legal restrictions on ownership of the property being valued.
4. Identify and take into account impact on the value of the estimated object by any another associated object, such as movable property, intangible assets or intellectual property.

7. Accounting statement about carrying the residual value, the date of commissioning, inventory number – for legal entities.
To conduct work under evaluation  appraiser needs access to the evaluated object with the possibility of photographing and inspection оf object for the purpose of establishing the value of the building – facing quality, hull engineering systems and equipment.

 

Enterprise valuation as a property complex (business).

The Civil Code of the Kazakhstan Republic.
Article 119. Enterprise
1. Enterprise as an object of rights is recognized by the property complex used  for entrepreneurial activity.
The entire enterprise as a property complex is recognized by real estate.
2. The enterprise as a property complex includes all types of property intended for its activities including buildings, constructions, equipment, inventory, raw materials, production, the land rights, right to claim, debts and also the right to designations individualising its activities (trade name, trademarks) and other exclusive rights unless otherwise is stipulated by legislative acts or the contract. 
3. The company in general or part of it can be the object of sale, pledge, rent and other deals relating to the establishment, change and termination of property rights.

LLP «Real Estate» evaluates the market, or otherwise cost: economic enterprise (business) as a whole, its individual subdivisions, subsidiaries of individual owners shares (shareholders, stakeholders) in the capital of enterprise, blocks of securities issued by the company, etc.
Evaluation of business includes:

  • financial analysis of current activities and prospects of the enterprise;
  •  assessment of the current market value of its property and assets;
  • calculation of enterprise value based on the discounted cash flow model.

 

Services of an independent appraiser may be required by any customer with:

  • restructuring of the enterprise;
  • issue of securities;
  • taxation;
  • loans secured by property;
  • inclusion of to the authorized capital;
  • property insurance;
  • purchase and sale of property;
  • enterprise reorganization (merger, accession, division, separation, transformation, etc.) of any form of ownership;

  • Constituent contract;
  • Certificate of registration;

Financial reporting and economic analysis

  • Financial reporting on the valuation date (Form 2,3), explanatory note;
  • Financial reporting for last 3-5 years, form 2,3, explanatory note (if it is in the presence);

 

Transcription company long-term assets on the valuation date

  • Explanation of intangible assets;
  • Explanation of unfinished construction;
  • Explanation of long-term accounts рецеивабле (name, date of establishment, date of maturity of the agreements and contracts if there are court cases on debt collection – court decisions)

 

Explanation of current enterprise assets on the date of valuation

  •  Explanation of inventory (complete with storage period);
  • Explanation accounts receivable (name, date of establishment, the date of receipt by agreements and contracts, are there court cases on receivables).

Explanation liabilities of an enterprise on the date of valuation.

  • Explanation of accounts payable – including taxes and other payables, etc

  • Financial and economic model of development to the end license expiration date (for oil producing companies);
  • List of services, their costs and the actual volume of over 5 years in physical and monetary terms;
  • The main consumers / customers of products / services, indicating the long-term and short-term contracts on the valuation date;
  • Brief characteristics of the enterprise market (competitors, volume of services, the prospect of development);
  • The percentage of capacity utilization

 

Technical and technological analysis

  • List of fixed assets (accurate identification of diversity on the accounts, the initial cost, depreciation, residual value);
  • Inventory business of registration center on real estate (technical passport). Show all real estate objects and present the main characteristics on situational plan of each property (Annex 1);
  • The presence of networks (electricity, telecommunications, pipelines, access roads (rail and automotive)) (Annex 2);
  • The structure of production equipment (Annex 3);
